This position is less demanding than being President of the Scottsdale Area Association of REALTORS. So for everyone who told me they did not reach out to me for business because they thought I was preoccupied, please do not do that again. Call me.. I still work full-time.
This was a great opportunity to meet the new candidates for the Scottsdale Area Association of REALTORS Board of Directors. As serving in the official capacity of past president on the board of directors, this will be my last year and leadership with this organization.
When your buddy in IT decides to build a shed as a project, and it’s better built, better insulated, and has better cooling than the average home. Impressive.
Interesting observation. Not all of the home is being covered with plywood before stucco begins. One contractor told me some areas I have builders that are being allowed to reduce the amount of plywood necessary to cover sections of the home based on reduced likelihood of severe storms. I do not know if this is true, but I do think it’s unusual to not completely cover the home and plywood.
I’ve been working diligently on preparing this property ready for market. Marketing, price positioning and how a property shows are key to obtaining top dollar for your property.

There has been an abundance of good information, revolving around the economy and our legislative progress in the protection of private property rights.
I got caught in a dust storm but in AZ it is simply a reminder that perfect weather is around the corner.

Finally complete… Renovation can be tricky business, especially in the current market…. And, especially if you would like it done properly. In most cases I would rather renovate than purchase new or recently updated for a myriad of reasons. Quality control, product selection, and avoidance of a “move-in ready” premium are just a few advantages. With that being said, many times avoiding this process can be worth it, not to mention necessary.

There is nothing quite like driving an hour to make sure pest control has access to a property (to obtain a wood destroying insect certification, required by the lender), and as you turn into the community receive a phone call from the inspector stating that someone left the back door unlocked and he is already done…. But, we are now in the home stretch of closing.
Just closed on a property that was completed and purchased by original owners in April. Many people are fixated on “new“. That often comes with a premium or rigidity in negotiation, Not to mention the uncertainty of the delivery dates (and you may still be missing a garage door). I often encourage those who must have a “new“ home to consider the resale properties in the very same neighborhood, often adjacent to the lot on which they planned to build. In today’s market many builders are simply building “spec homes” and allowing people to purchase them, many have reduced option selection or have eliminated that altogether. An existing home is not really considered old (to me) until it’s 30+ years old, but this property was not “new“ though just built.
Valuable lesson… The VA wants to know if the property was ever occupied. Because this property was not occupied by the original purchaser, the government wanted us to get certain documentation from the builder that they will not relinquish to anyone they were never under contract with. That caveat almost destroyed this deal.
“I don’t know who needs to hear this but…” this is the market many hoped for.
No, the market has not tanked and no the houses are not $200,000 again. If they are that inexpensive, that is typically a sign of a much worse economic situation. Most people will not be able to secure financing very easily in a recession.
On the bright side, cash above asking is significantly less common. When listing a home, many agents are actually returning phone calls and attempting to solicit feedback in a far more aggressive manner than just 90 days ago. Contracts are being negotiated and closing cost can often be contributed to the Buyer under the current circumstances.
The Phoenix market is and will remain stronger than most. 2% interest is a rate of the past. When they were common, many people were not exactly enthusiastic about obtaining a loan under those, circumstance, despite being well qualified.
If you are qualified to buy, try to avoid concerning yourself about the cost of the property (within reason) or the cost of the money while harboring concern about your rising rental rates.
Home ownership will help you fix the cost of many people’s largest bill.
I have a thing for details, and I am back micromanaging and I bet it’s wondering where I’ve been.
If you ever receive a labor bill that is significant less than the quote, from a stranger, something wasn’t done. I was detailed in how I wanted the sub flooring replaced and a plank cracked… I told them to pull it all up, I purchased 40% more flooring material, 100% more Underlayment, had a new guy come lay the flooring at $2.25 per square foot…. You have to micromanage a project, or even an oil change these days.
This is what we aren’t going to do in 2022… just because everything else sucks and no one wants to discuss it, it doesn’t mean we can just be silent about everything.
If you have to have a new home, the delivery date can be an issue due to uncertainty and the continual problem with rising interest rates, consider a resale home in the same community. Often times you can find a home that is brand new, never occupied, for a better price than what they are building new homes for. Remember, the real value is the benefit of time. Do you have a job today and you know what the interest rate is today, In many cases the future is hard to predict. I also, competition is stiff for someone reselling their home because many people will go straight to the sales center. Sometimes these homes will float on the market a little longer due to this and these are people who may be willing to work with you from a time perspective or even in reference to closing cost.
Many of the delivery dates estimated in new home communities today are ambitious even before supply line disruption and destruction.
